Here’s an example of the type of services provided:
Enclosed is a copy of the recent floor level survey done at your home, showing it to be approximately 7-1/2 inches out of level.
To address the sloping floors and insure against future movement, we will construct twelve 18-inch diameter concrete piers drilled to a maximum depth of 20 feet deep each, along the front and left sides of your home. We will then lift the existing foundation off of the new piers leaving it within approximately 2 inches of level. We will remove all of the existing wood underpinning posts in the sub-area of your home and replace them with adjustable steel jacks.
Approximate cost pending Engineered plans:
We will attempt to lower the high spot in the floors adjacent the kitchen/dining area by cutting the top of the foundation and lowering the floors, this should leave your home within approximately 1 to 1-1/2 inches of level.
Additional Investment:
As another approach, we will cosmetically re-level the front and left sides of your home as much as we can. This work should leave your home within approximately 3-1/2 inches of level, but will not address future movement.
We will record the differential elevations of your home on a rough plan before leveling and after leveling so you have a record of what was done.
Your home will be leveled from its existing foundation and no additional foundation work is included in this recommendation. As the house is raised, a crack will appear between the top of the foundation and the framing. We will grout this crack as necessary, with a high strength non-shrink grout, to support the house but it will be visible and will need additional cosmetic work later which is not included in our estimate.
