Ward Construction provides services in the San Francisco Bay Area- specifically Alameda, Contra Costa, Marin and Solano Counties.
Here’s an example of the type of services provided:
1. Remove the existing wood retaining wall from the left rear corner of the addition to the right side property line. Contractor shall remove and replace as necessary the rear deck and fence. No new lumber is included. The fence behind the right side shed will be removed and not replaced.
2. Construct five 18 inch diameter reinforced concrete piers and haunches along the rear of the addition, and two 24 inch concrete piers and haunches, one located on each side. All piers shall be drilled to the depths specified on the plans. ( Existing piers will be demolished as necessary at an additional cost of $100 each.) Lift the rear of the addition off of the 18 inch diameter piers as much as we can to make the floors better conform to the rest of the addition.
3. Construct a concrete grade beam connecting all the new piers to the existing foundation. We will form and pour a 6 inch thick curtain wall between the 18 inch diameter piers along the rear.
4. Construct a new retaining wall between the rear grade beam and the right side property line. The new wall will be constructed with 6×6 pressure treated posts and 2×12 lagging. We will bolt a new pressure treated 4×4 to the left rear corner of the grade beam the support the end of the existing left side retaining wall.
All permits are included. Special inspections and engineering are not included.
Our prices for underground work, drilling, trenching or digging are based on soil conditions visible on the surface at the time of our estimate. Even if a subsurface soil investigation has been done by a competent soil engineer, this tells what the conditions are at the test site only. A few feet away different conditions may exist. If we encounter any subsurface conditions which require additional work such as, excessive ground water, cave-ins, loose fill, hard rock or other underground obstructions that require a change of method or change of location or change of equipment for the completion of the underground work, you should anticipate an increase in the cost of the job. The contract price for the work specified is based on ideal conditions and no extra work is included.
Owner will be notified by contractor when any of the above conditions occur.
All rock, hard ground, or buried concrete that requires an electric or pneumatic chipping hammer or jackhammer for excavation will be billed at $30.00 per hour in addition to the contract price.
Owner will mail 3 copies of the engineer’s stamped plans to contractor.
Because of the unstable soil conditions and seismic activity prevalent, it is impossible to predict future performance of the foundation, supporting soils of the structure or stability of the surrounding land.
Prior to making their final inspection, the building inspection department requires a smoke detector in each bedroom and in each hallway with bedrooms adjacent the hallway.
