Ward Construction provides services in the greater San Francisco Bay Area including, Oakland, Berkeley, Richmond, San Francisco, Walnut Creek, Lafayette, Orinda, Moraga, Hayward, Marin and other East Bay and North Bay cities.
Here\’s an example of the type of services provided:
we will do the following work:
1. Remove and replace the rear wood decking boards and stairs as necessary.
2. Remove and replace 1 wood panel located at the rear of your home.
3. Construct ten reinforced concrete haunches and piers, drilled to a maximum depth of 20 feet each. Additional depth as required by the engineer will be charged at a rate of $xxx per foot.
4. Lift the existing foundation off of the new piers as much as we can to make the perimeter of your home more level. We anticipate a maximum lift of approximately 3 inches at the right rear corner, leaving your home within 3-1/2 inches of level over-all when we are done.
5. Remove 10 interior support posts beneath the lower floor of your home, and replace them with adjustable steel jacks to partially re-level the interior of your home. Additional jacks will be installed as necessary at a cost of $100.00 each.
6. Construct a concrete grade beam connecting the new piers to the existing foundation.
7. Construct an exterior concrete staple at the left rear corner.
Total Investment:
At the time of my visit, the lower sub-area of your home was completely saturated, and there was evidence of water flowing beneath the front foundation. At your request we will provide you cost estimates to correct this problem, as it will be more cost effective to do with the above-mentioned scope of work.
