Oakland Retaining Wall & Drainage: Solving Patio Water Pooling
Location: Oakland, CA
Problems: Aging brick retaining wall and surface water pooling on the front patio
Services: Retaining wall replacement, retaining wall drainage, catch basin installation and downspout drainage
Solution: New 36-foot retaining wall with drainage behind it, plus a catch basin and solid drain line to carry patio and roof runoff to the street
The Problem: An Aging Retaining Wall and Poor Drainage
Many Oakland properties combine sloping terrain, older landscaping and retaining walls that have been in place for decades. Over time, retaining walls can deteriorate, while inadequate drainage can allow water to collect behind walls or pool around patios, walkways and foundations.
At this Oakland home, Ward Construction was brought in to address two issues: an existing brick retaining wall in the rear yard that needed replacement and surface water that was pooling on the front patio.
Because water management is particularly important around retaining walls, the project was designed to address drainage at the same time rather than simply replacing the existing wall.
The Solution: Replacing the Rear-Yard Retaining Wall
Ward Construction removed the existing brick retaining wall and constructed a new wall approximately 36 feet long and up to 30 inches tall, with a four-foot return at the left side.
The new retaining wall provided a more durable replacement for the existing brick structure while maintaining the grade of the rear yard.
Just as importantly, the new wall included a drainage system behind it. A four-inch drainpipe was installed behind the retaining wall and the area was backfilled with drain rock. The drain was designed to carry collected water away from the wall and discharge it toward the street below.
Why Drainage Behind a Retaining Wall Matters
A retaining wall doesn’t just hold back soil. It may also have to contend with water moving through that soil, particularly during periods of heavy rain.
Installing drainage behind a retaining wall gives water a path to escape rather than allowing it to accumulate behind the structure. For this Oakland project, the combination of drain rock and a dedicated drainpipe was incorporated into the new wall installation so that water could be collected and directed away.
This is an important consideration when replacing retaining walls on sloped Oakland and East Bay properties, where both soil and water movement need to be considered as part of the overall solution.
Addressing Water Pooling on the Front Patio
The rear retaining wall wasn’t the home’s only drainage concern. Surface water was also pooling on the front patio.
To address that problem, Ward Construction installed an F8 catch basin with a cast-iron grate in the area where the homeowner had observed water collecting. The catch basin provides a dedicated collection point for surface runoff before it can continue pooling on the patio.
From the catch basin, a solid drainpipe was routed along the right side of the house, through the rear yard and ultimately to the street. An existing downspout at the front right corner of the house was also connected to this drain line.
This allowed the same system to manage both surface water from the patio and roof runoff from the downspout, directing the water to an appropriate discharge point rather than allowing it to collect near the home.
A More Comprehensive Approach to Drainage
This Oakland project is a good example of why retaining wall and drainage problems often need to be considered together.
Rather than simply replacing the deteriorated rear retaining wall, the project included drainage behind the new wall to help manage water in the surrounding soil. Separately, the front patio drainage system addressed visible surface-water pooling and incorporated roof runoff from an existing downspout.
The completed project therefore addressed water in several locations and forms: water behind the retaining wall, surface runoff on the patio and rainwater coming from the roof.
Retaining Wall or Drainage Problems at Your Oakland Home?
Cracked, leaning or deteriorating retaining walls can be signs that it’s time to have the structure evaluated. Water pooling on patios or walkways, persistently wet areas, and downspouts that don’t carry roof runoff far enough away from the house can also indicate that a property’s drainage needs improvement.
Ward Construction provides retaining wall construction and drainage solutions in Oakland and throughout the East Bay, including retaining wall drainage, catch basins, underground drain lines, downspout connections and other drainage systems designed for the specific conditions of each property.
