Scope of Work
Per the engineer’s plans, we will do the following work:
1. Construct two 18 inch diameter concrete piers and haunches drilled to a maximum of 15 feet deep along the existing fireplace footing.
2. Provide temporary shoring and remove and replace 75 lineal feet of perimeter foundation and 19 feet of interior foundation. New 2×6 pressure treated mudsills and 5/8 inch anchorbolts are included.
3. Construct six 41 inch square footings and two 20 inch square footings connected by 12 inch tiebeams in the center sub-area. These new footings will support a new Timberstrand beam that in turn will support the center section of your home. We will then lift the house over the new foundations including the front porch and entry deck to bring the house to a more level position, (approximately 1-7/10 inches out of level.)
The portion of the house over the front foundation will be leveled from its existing foundation and no additional foundation work is included in this recommendation. As the house is raised, a crack will appear between the top of the foundation and the framing. We will grout this crack as necessary, with a high strength non-shrink grout, to support the house but it will be visible and will need additional cosmetic work later which is not included in our estimate.
4. Install 96 lineal feet of ½ plywood panels nailed as shown. We will install additional framing as necessary to accommodate the new plywood. Install 5 Simpson H-d 5 holdowns.
All plumbing, electrical or phone that needs to be repaired or relocated as a result of this work, will be done at additional costs.
We will complete the following work that is not shown on the Robert Rogers plans:
We will construct a drainage system along the portion of the right and left sides of your home where the new foundations are being constructed.
The drainage system consists of two pipes in a rock filled trench. One is perforated, to collect sub-surface water and the other is non-perforated, to collect water from the roof downspouts. At the upper end or start of both lines, as well as at the major corners, a clean-out will be provided so that both lines can be tested or cleaned as necessary.
