Ward Construction provides services in the greater San Francisco Bay Area including, Oakland, Berkeley, Richmond, San Francisco, Walnut Creek, Lafayette, Orinda, Moraga, Hayward, Marin and other East Bay and North Bay cities.
Here’s an example of the type of services provided:
we will do the following work:
1.Install temporary shoring as necessary to the existing garage.
2.Construct the front end buttress per details #1 and #2.
3.Construct the middle retaining wall per detail #3, with new sills and anchor bolts. Along the up-slope side of the new wall we will place a 3 inch perforated pipe and backfill with gravel.
4.Construct the full saddle/ rear retaining wall per detail #4, with new sills and anchor bolts. Along the up-slope side of the new wall we will place a 3 inch perforated pipe and backfill with gravel.
5.Construct the half saddle/ side foundation cap per detail # 5.
6.Excavate and construct the 2 spread footings per detail #6.
7.Excavate the area between wall #3 and spread footings #6.
8.Backfill the area with gravel between spread footings #6 and retaining wall #4.
9.Install proper sub-base and construct a concrete slab approximately 14 feet by 20 feet in size.
10.Install new 6×6 posts supporting 6×10 beam on top of spread footings #6.
11.Construct frame wall on top of retaining wall # 3.
12.Install sheer walls C through F with 6 holdowns.
Total Investment: $
We will add new framing as necessary to install the sheer panels. Additional framing or rot repair not mentioned in this proposal is not included.
All drains to discharge into side yard.
Per our conversation on site with the engineer, the stairs and new entry were to be re-located to the side of the garage. These details will be required to provide you costs for this work, and are not included in this proposal.
The existing siding will be removed as necessary to install the new foundations, and no replacement, repair, or flashing is included.
