Enclosed is a copy of the recent floor level survey done at your home, showing it to be 2.7 inches out of level.

We will remove and replace the perimeter foundation from the fireplace to the right rear corner, across the rear to the left corner, than along the left side to the lower level entry. The new foundation shall conform to the UBC standards for a 2 story home. On top of the new foundation we will secure a pressure treated sill with 5/8 inch anchor bolts. We will lift the floors over the new foundation as much as we can to make the floors more level in that area, and replace the posts in the sub-area as necessary to bring the home to within approximately 1.5 inches of level overall. The owner to empty out the lower living space prior to the start of work. No work to any utilities is included. All permits are included.

We will install a perimeter drainage system along the new foundations. The system will be collected into a sump, from where the water will be pumped to the street.

We will repair the stucco along the new foundation by installing a weep screed and patching the stucco along the new foundation line only. No painting is included.

We will install epoxy set anchor bolts where possible, or Simpson UFP straps into the remaining foundations in the sub-area.
