Here is one of many examples of a drainage construction project we completed in Danville, near  Blackhawk:

we will construct seven 18 inch diameter reinforced concrete piers and haunches along the rear and right sides of your home, drilled to a depth of 20 feet each. We will then lift the existing foundations off of the new piers to bring the perimeter floors to within approximately 1.5 inches of level. Owners to remove the rear deck boards, we will remove and not replace the deck framing.

We will construct 2 additional piers along the right side of the garage.

We will remove the kitchen wall as necessary and install a 12 feet long header beam supported by 2 posts. The new posts will bear on the existing sub-area footings. No cosmetic repair is included.

We will do the following work in the sub-area on a time and materials basis:

  1. Remove and replace the sub-floor insulation.
  1. Remove and replace the vent screens.
  1. Interior leveling.
  1. Installation of stiffener beams between the existing floor beams. The approximate cost per stiffener beam is $175.00.

We will construct a drainage system along a 24 feet long portion of the rear and the entire right side of your home and garage.

The drainage system consists of two pipes in a rock filled trench.  One is perforated, to collect sub-surface water and the other is non-perforated, to collect water from the roof downspouts.  At the upper end or start of the perforated pipe, a clean-out will be provided so the pipe can be tested or cleaned as necessary.

The minimum depth for the perforated pipe will be below the lowest grade of the soil under the house and both the perforated and non-perforated pipe will fall at least 1/8 inch per foot for the total length of the system to the point of discharge.

The perforated pipe will be installed on top of a bed of gravel, two inches deep, with the perforations pointed down.  The trench will then be then backfilled with drain rock.  The rock we recommend is Class I, Permeable Type A drain rock per the California State Specifications.  The drain rock is clean gravel that varies in size from 1/4 to 1/2 inch.

The trench will be a minimum of 12 inches wide.  This permits a four inch blanket of rock on each side of the four inch perforated pipe.

The system will discharge through a 4 inch solid pipe across your driveway, then down the slope to the V ditch. We will remove and replace a strip of concrete driveway as necessary.
