The Problem: Settlement Affecting the Front of the Home
Foundation settlement doesn’t always occur evenly across an entire house. In many homes, one section may settle more than another, resulting in sloping floors, uneven room transitions or doors and windows that no longer operate smoothly.
Before recommending repairs, Ward Construction completed a floor level survey that showed this Pittsburg home was approximately 3 inches out of level. Rather than replacing the entire foundation, the survey helped identify that the primary concern was concentrated near the front portion of the home.
The Solution: Reinforced Concrete Bench Piers
To provide additional structural support, Ward Construction constructed six reinforced concrete bench piers, each extending approximately five feet deep beneath the front portion of the home.
Bench piers create new structural support beneath an existing foundation and are often used when engineers determine that additional bearing capacity is needed in a specific area of the structure. By reinforcing only the affected portion of the home, the repair could focus on the area experiencing settlement while preserving the remainder of the existing foundation.
Improving Floor Level
After the new bench piers were installed, Ward Construction lifted the existing foundation as much as practical using the newly constructed supports.
The objective was to improve the level of the floors in the affected area while protecting the integrity of the existing structure. With older homes, completely eliminating every inch of settlement is not always practical or advisable. Instead, repairs are carefully controlled to improve structural performance while minimizing stress on the home.
Using Floor Level Surveys to Plan Repairs
