Ward Construction provides services in the greater San Francisco Bay Area including, Oakland, Berkeley, Richmond, Walnut Creek, Lafayette, Orinda, Moraga, Hayward, Marin and other East Bay and North Bay cities.
Here’s an example of the type of services provided:
At the rear of your home we will do the following work:
1. Install one 6 inch surface drain at the base of the rear stone wall, and extend a shallow sub-drain between it and the existing rear house drain.
2. Remove and replace the existing landing boards located at the inside corner of the rear block retaining and add one joist beneath the center span.
At the front and right sides of your home we will do the following work:
1. Remove and replace the 2 front double-tiered retaining walls. The new walls will be constructed using 6×6 pressure treated posts drilled to a maximum depth of 5 feet deep along the front sides, and 4×4 redwood posts drilled to a maximum 3 feet deep along the sides. The 4×4’s will also extend upward to support the new hand rails where applicable. Behind the 6×6 posts we will secure pressure treated 2×12 lagging and backfill with gravel. Behind the 4×4 posts we will secure redwood 2×12 lagging. On top of all the walls we will secure a 2×6 redwood cap.
2. We will replace all the stair facings and sideboards along the front and right side steps.
3. We will replace 1 section of concrete walk along the right side.
The plants along the front will be trimmed back or removed as necessary and no replacement is included.
In the sub-area of your home we will adjust the steel jack located between your bedroom and closet doors.
If the City requires permits or a change of design, additional costs will be incurred.
