The Problem: Managing Water Around the Foundation
Water collecting alongside a home’s foundation can become a concern on many East Bay properties, particularly during the rainy season. Homes built on sloping lots or properties with limited natural drainage often benefit from a system that captures water before it can accumulate around the foundation.
For this Martinez home, Ward Construction designed a drainage system to protect the front and right side of the house. The project was intended to collect both subsurface groundwater and roof runoff, then move that water to a controlled discharge point away from the home.
The Solution: A Comprehensive Foundation Drainage System
Ward Construction installed a new drainage system extending along approximately six feet of the front of the home and the entire right side of the foundation.
The system was built using two separate drain pipes installed within a rock-filled trench. A perforated pipe was installed to collect groundwater moving through the soil, while a solid, non-perforated pipe was designed to carry water from the home’s roof downspouts. By separating these two water sources, the system can efficiently manage both underground moisture and roof runoff.
Installing a New Sump Pump System
Rather than allowing collected water to remain near the foundation, the drainage system was routed to a new sump basin installed at the right rear corner of the property.
Ward Construction installed both the sump basin and a new pump, utilizing the home’s existing electrical service. Once water enters the sump, it is automatically pumped into an existing concrete drainage ditch located along the rear of the property, providing a reliable discharge point even when gravity drainage alone isn’t practical.
Built for Long-Term Performance
As with all of Ward Construction’s drainage systems, careful attention was given to both installation methods and long-term maintenance.
The perforated drain pipe was installed below the grade beneath the house and pitched toward the sump to promote consistent water flow. It was placed on a gravel bed with the perforations facing downward, then surrounded with clean drain rock to maximize water collection. The trench was constructed approximately 12 inches wide, providing a generous layer of drain rock around the pipe. A clean-out was also included at the upper end of the perforated pipe, allowing the system to be inspected or cleaned if necessary in the future.
Why Combine Foundation Drains with a Sump Pump?
Some properties don’t have enough natural slope to discharge collected water entirely by gravity. In these situations, a sump pump becomes an important part of the drainage system.
For this Martinez project, groundwater collected around the foundation flows into the drainage system and is directed to the sump basin. When the water reaches a predetermined level, the pump automatically moves it away from the house and into an existing drainage channel.
This combination of foundation drains, roof runoff collection and a sump pump helps keep water from accumulating around the home’s foundation while providing reliable drainage during periods of heavy rainfall.
